Short-term accommodation planning advice establishes whether your proposed letting model is lawful and what approvals may be needed. We review the property’s planning controls and approval history, keeping development assessment separate from local law approvals such as Noosa’s short stay letting process.

Describe the letting model

A hosted stay, a whole-home holiday rental and a purpose-designed accommodation development may raise different issues. The proposed operation matters: what is let, how it is managed and whether the owner remains onsite. We start with the actual model rather than relying on a platform’s listing category.

Check the property’s lawful position

We review the planning scheme and available approval history. A property being advertised for short stays is not evidence that the use is lawful. Where existing rights are claimed, the supporting records need careful examination and council clarification may be necessary.

Keep planning and local law requirements distinct

Noosa Council requires lawful town planning rights to be established before a short stay letting local law approval is obtained. The local law process and the planning position are separate checks. Exemptions and operating requirements must be reviewed for the individual property. Other Queensland councils have their own controls; Noosa’s rules should not be applied statewide.

Identify the remaining work

We explain whether a planning application, approval change or further written advice should be explored. Building certification, fire safety, management arrangements and body corporate matters may also need specialist input. The agreed scope should say who will address each issue before the accommodation begins operating.

Before relying on holiday rental income

Check the approval records and proposed letting model first. A marketing description or historic booking does not settle every approval question.
