Subdivision planning tests whether land can be divided into suitable lots and what approvals and works are required. Planco assists with Queensland reconfiguring a lot applications, including subdivision and boundary rearrangements, in coordination with surveyors and engineers.
More than drawing a new boundary
In Queensland, subdivision is generally dealt with as reconfiguring a lot (RAL). Boundary rearrangements and some other changes to lot layout also fall within this framework. The starting point is the proposed outcome and the rules that apply to that particular land.
Test the layout early
We review the relevant planning scheme requirements and help identify practical constraints. Lot size and frontage are part of the picture; access, existing buildings, easements, drainage and service connections can matter just as much. Survey and engineering input may be needed before a concept is ready for an application.
Manage the planning stage
Our scope can include a preliminary assessment, advice on layout options, preparation of the planning report and management of the RAL application. We help coordinate the planning response with your surveyor and engineers, keeping the proposed lots and the supporting work aligned.
Allow for the steps after approval
A development permit does not itself create new titles. Approval conditions, servicing and works, survey plans, council plan sealing and registration can remain. We help map these dependencies at the outset and agree which professionals will take responsibility for each stage.
Bring the title and survey information, available service plans and your objective: sell a new lot, retain a home, adjust a boundary or develop the site.
